THIS VACATION RENTAL AGREEMENT, dated ____________, is for Redwood Tree House in Healdsburg, CA 95448 for the Primary Guest __________________ and all occupants listed below. This agreement is a legal contract that covers the rental period listed below for the (Main House and/or La Casita guest cottage).

Mail check or provide credit card information (Visa, MasterCard or PayPal accepted). A 2.9% transaction fee is added to credit card payments. Space is not guaranteed until full payment is received. (A fee of $50.00 will be charged for all NSF checks, and reservations will become invalid, unless replaced with Money Order or Cashier’s Check within 2 business days. Signed rental documents and credit card information may be sent electronically via email, or faxed to the owners at 415-388-0797.

OCCUPANCY AND LIABILITY: There will be no more than 6 guests sleeping in the Main House and no more than 2 guests sleeping in the guest cottage. Each adult occupant shall sign a Waiver of Liability enclosed herein. The names of each occupant are listed printed below (please mark “A” for adult and “C” for child 16 or under).

CHECK IN/OUT: Check in is after 3:00pm. Check out is at 11:00am on day of departure. As new guests may be checking in/out on same day, this schedule provides sufficient time for our cleaning service to prepare the home.

CANCELLATION POLICY: All reservations are final. A full refund will be given on deposits and/or full payments when canceled 60 days or more prior to check in date, less a $60.00 cancellation charge. If cancelled inside the cancellation period and owners are unable to rebook the property for all or part of renter/s contracted time period at the same rate, all payments will be forfeited. To ensure that the property meets their expectations, prospective guests or their representatives are welcome to schedule an advance showing by the owners. There is no refund of rent for a no show or an early departure.

TRAVEL INSURANCE IS RECOMMENDED Rentor/s are encouraged to purchase a travel insurance policy to help recover nonrefundable costs due to unforeseen travel emergencies or interruptions. (For pricing and policy information, go to www.insuremytrip.com).

RENTER IS TO KEEP PROPERTY IN A WELL MAINTAINED CONDITION during occupancy. Property owners are NOT responsible for injury or loss to Rentor/s or Rentor/s’ guests or for Rentor/s’ personal property. Rentor/s is responsible for any damage or loss to the rental property. Rentor/s shall immediately inform the owners upon learning of any hazardous conditions. Children are NEVER to be left unattended, either in the house or on the grounds of the property. Doing so becomes the liability solely of the Rentor/s, and owner or Agent assumes no liability for parental controls.

THE HOME IS SET UP FOR VACATION OCCUPANCY. Sheets and towels are provided. Kitchenware, dishware, glassware, appliances, etc. are also provided and in working order. Rentor/s’ cleaning and laundry fees cover normal rental use. If home, grounds or hot tub are left excessively dirty or disarrayed, Rentor/s may be assessed an additional cleaning surcharge deducted from their security deposit. WASHER & DRYER are located in cabinet on the deck behind the Main House and are available at no charge to guests staying a minimum of 4 nights. Washer & dryer are available to short term guests @ $5.00/day, upon prior request. A separate key is needed for the laundry cabinet.

HOT TUB RULES Unlock hot tub cover clasps with key provided. To enter, fold 1/2 cover back and, if desired, swing gently back into stowaway position. No children under the age of 16 are permitted in tub without adult supervision. Upon entering tub, occupants must be clean with no lotions, oils, or any skin applicants. Please shower before entering tub. DO NOT BRING RIVER WATER OR MUD INTO TUB! Limit each usage to 15 minutes. No glassware or consumption of alcohol is permitted in tub. After each use, please turn off jets and tub light, replace cover snuggly and lock all 3 clasps. Absolutely NO LOUD CONVERSATION or ROWDY BEHAVIOR is permitted in tub area. If neighbors complain, you may be asked to vacate the property immediately, with no refund and forfeiture of total security deposit.

IN KEEPING WITH THE SERENE NATURE OF THE AREA, Rentor/s shall be respectful of the neighborhood community of Redwood Drive. Sonoma County ordinances prohibit excessive noise from 10:00pm to 9:00am. No outdoor amplified sound is permitted at any time. If owners or county officials receive complaints due to tenants' excessive noise or disruptive behavior, the entire security deposit may be forfeited and/or additional fees may be assessed. Rentor/s agree to bear any and all legal fees, fines, etc. incurred by such violations and understand that rental may be terminated immediately by owners or agents without any monies refunded.

TRASH CONTAINERS ARE LOCATED NEAR GUEST COTTAGE, adjacent to deck steps. Place garbage in designated cans provided. Recycling is required (paper, glass, plastic, cardboard goes in BLUE CAN; food and non recycled waste goes in smaller GREY CAN; LARGE BROWN CAN is for yard waste only). TRASH PICK-UP IS FRIDAY A.M. If our maintenance manager has not already done so, please take trash containers up to roadside Thursday evening. Position containers at least 4 feet from mailboxes. Please note that if excessive trash must be removed or cleaned up, a trash surcharge may be deducted from the security deposit.

REDWOOD TREE HOUSE IS A RURAL PROPERTY. While the owners strive to provide a clean and sanitary living environment, please be advised that dust and cobwebs can appear literally overnight. You may notice other evidences of country life, as well. The property is on a septic system, so please do not flush non-biodegradable or bulky materials down toilets or sinks. Absolutely no grease or rice is to be put down garbage disposal, sink or toilets. NO PETS AND NO SMOKING ALLOWED ON PROPERTY! Responsible and safe use of outdoor barbecue, indoor gas fireplaces and all appliances is mandatory. Violation of any of the above conditions may result in immediate termination of rental and forfeiture of security deposit.

TELEPHONE SERVICE The phone number at Redwood Tree House is 707-395-0646. Rentor/s are permitted to make free local and nationwide calls but are requested to limit long distance calls to 5 minutes or less. Excessive usage may result in additional charges debited to security deposit. An auxiliary phone jack is located under game table in living room. Please note that some cell phones have difficulty receiving a signal from the property.

INTERNET SERVICE Guests may connect personal laptop computers to the Internet via the home’s free cable wireless high speed broadband connection (Wi-Fi). No password is needed to log on. A house computer is available for guests. Responsible use of house computer is mandatory. Computer is for adult use only and is checked for damages and misuse after each guest check out. Costs to repair unreported technical issues, malfunctions and/or damages may be deducted from primary guest’s security deposit.

REPAIRS & MAINTENANCE: We do our best to make sure everything is in working condition upon your arrival. There may be times, however, when problems arise. Please be advised that vendors are not always immediately available for repairs, especially on weekends and holidays. Therefore, it may not be possible to repair items during your stay and there will be no refund given. Please report any visible damages, non-working fixtures/appliances, faulty utilities, etc. If you do not report these conditions, you may be held liable for their repair or replacement. Owners and their agents reserve the right to visit the property during renters’ stay.

FURNITURE & GAMES Guests are requested to leave furniture in same position as they found it at check in. If games are used, game pieces should be returned to their appropriate boxes. If house cleaners require extra time to reposition furniture and/or sort game pieces, additional charges may be deducted from your security deposit.

GROUP EVENTS POLICY

Without Owners’ prior written permission, Rentor/s shall not host special events or gatherings at Redwood Tree House involving more than their immediate party, as enumerated above, and shall not conduct any events or activities that might interfere with the peace and enjoyment of the property's neighbors, including any traveling noise after 10 pm at night. If Rentor/s are found to be entertaining more guests than approved by Owners per this rental contract without Owners’ prior permission, or are creating traveling noise after 10:00pm, Rentor/s will be asked to vacate the property immediately, and will forfeit the remainder of rental cost and the full security deposit.
